WHEN CAN I MOVE IN? Move-ins are permitted once the full damage deposit and your first month's rent has been paid and the lease has been signed by all parties. Following that, your property manager will provide you with a date and time of move-in. Red Sands typically conducts move-ins after 4pm to allow staff the chance to clean and sanitize your unit.
WILL I NEED TENANT INSURANCE? Yes, you will need to provide a proof of tenant insurance before moving into your unit. Please see the tenant resources page for information on where you can obtain tenant insurance.
WHEN DO I NEED TO GIVE NOTICE TO MOVE OUT? If you are on a month-to-month lease or fixed-term lease that is set to expire, you must give a minimum 30-day written notice to your property manager. Failure to do so will result in a partial or full forfeiture your damage deposit. If you need to break a fixed-term lease you could be responsible to pay the remainder of the rent balance.
WHERE DO I GET MY UNIT KEYS? Red Sands will provide guidance on or before move-in day on how you can get your new keys. You will be provided with a minimum of one key, if you wish to cut copies you can do so at your expense. When you move out, all keys must be returned to the property manager.
HOW DO I GET MY MAIL? When you move into a new unit you are required to get new keys cut for your community mailbox through Canada Post. This will ensure the previous tenant cannot access your mailbox. You can click here to fill out their online form.
WHAT DO I DO IF I'M LOCKED OUT? Contact your property manager directly or call our help line at 902-439-8748. If you are locked out from Monday-Friday between 8am-4pm you will be charged a $50 service fee. If you need assistance outside of business hours you will be charged a $100 service fee. If your residence is not located in Charlottetown, Stratford, Cornwall or Summerside, you will be charged $75 during business hours, and a $125 for a request made outside of business hours.
HOW TO GET MY DAMAGE DEPOSIT BACK? If you have taken great care of your unit you have no reason to worry, you will get your full deposit back. On move out day, make sure the unit has been fully cleaned, all personal belongings have been removed, and all trash taken out and put in appropriate bins. You will receive your deposit back by E-transfer or cheque within 7 business days. If you have failed to pay any rent, service fees, or damage is discovered, this will be applied against your deposit.
CAN I INSTALL A SATELLITE DISH? A satellite dish is not permitted at any properties managed by Red Sands unless a special exemption is given.
